Job Title: Quantity Surveyor (QS)

Job Description:
The role of a Quantity Surveyor involves comprehensive cost management, procurement, and project oversight for construction projects. Below are the specific responsibilities and qualifications for the position:

Primary Responsibilities :

Key Responsibilities:

  1. Cost Estimation:

    • Prepare detailed and accurate cost estimates by analyzing project specifications, drawings, and scope of work.
    • Evaluate materials, labor, equipment, and other resources required for the project.
  2. Budgeting:

    • Develop and manage budgets, ensuring the financial viability of construction projects.
  3. Tendering and Procurement:

    • Prepare tender documents, oversee the bidding process, evaluate contractor/supplier bids, and recommend the best options based on cost, quality, and suitability.
  4. Contract Administration:

    • Develop and manage contracts with clients and contractors.
    • Administer contract changes, variations, and claims.
  5. Contract Approval and Payment Protocol:

    • Ensure all contracts and pricing arrangements receive explicit, written approval from senior management after consultation with relevant stakeholders.
  6. Timely Issuance of Certificates:

    • Prepare and issue certificates promptly for ongoing projects to ensure smooth implementation.
    • Communicate discrepancies and prevent delays in certificate issuance.
  7. Value Engineering:

    • Identify opportunities for cost optimization without compromising project quality by suggesting alternative materials, methods, or designs.
  8. Cost Control:

    • Monitor and track project costs, identify cost-saving opportunities, and provide regular financial reports.
  9. Risk Management:

    • Assess potential risks impacting cost or timelines and develop strategies to mitigate them.
  10. Progress Reporting:

    • Provide regular financial updates, highlighting deviations from the budget or Bill of Quantities (BOQ).
  11. Documentation:

    • Maintain accurate records, including tender reports, cost trackers, project reports, and final accounts.
  12. Measurement and Quantification:

    • Measure and quantify work accurately to support payments, material procurement, and progress tracking.
  13. Final Account Settlement:

    • Record all project costs accurately for final account settlement with contractors and stakeholders.
  14. Dispute Resolution:

    • Address cost, quantity, or variation disputes and assist in resolving conflicts effectively.
  15. Collaboration:

    • Work closely with architects, engineers, and other professionals to align project goals with budget constraints.
  16. Benchmarking:

    • Use historical project data and industry benchmarks for cost estimation and performance assessment.
  17. Sustainability:

    • Incorporate energy-efficient materials and sustainable construction methods into cost assessments.
  18. Compliance:

    • Ensure all cost-related activities comply with relevant laws, regulations, and industry standards.
  19. Continual Learning:

    • Stay updated on industry trends, new methods, and cost-saving techniques.

Qualifications:

  1. Education:

    • Bachelor’s degree in one of the following fields:
      • Quantity Surveying
      • Construction Management
      • Civil Engineering
      • Architecture
      • Related construction disciplines
  2. Professional Accreditation (Preferred):

    • RICS (Royal Institution of Chartered Surveyors)
    • CIOB (Chartered Institute of Building)
